Home prices in most of Glendale saw double digit increases compared to last year, with a decrease in just one of the city’s main ZIP codes, according to the latest figures from the Arizona Regional Multiple Listing Service.
ARMLS recently released statistics for the second quarter of 2015, which lasted from April to June.
Only one of the eight ZIP codes principally in Glendale has a median sales price above the countywide figure of $219,000, which is up 9.5 percent from a year ago.
A few other ZIP codes make minor incursions into Glendale, such as 85031 and 85310, but the prices in those areas are not necessarily representative of home prices in the city.
Across Glendale, the 1,100 homes that sold last quarter (compared to 957 a year ago) spent, on average in each ZIP code, between 29 and 49 days on the market.
Median prices are those that fall in the middle, with half the prices above and half below.
Prices rose in each of northern Glendale’s ZIP codes.
The homes in ZIP code 85304, which falls between Peoria Avenue and Thunderbird Road, had a median price of $175,000, an uptick of 8.1 percent from a year ago.
The median price in ZIP code 85306, from West Bell Road to Thunderbird, was $175,500, which was up 17 percent.
Almost all of the homes in ZIP code 85308 are found north of Bell. Their median price was $242,900, an increase of 12.7 percent.
Every ZIP code in central Glendale saw gains in its prices.
The homes in ZIP code 85302, between Northern and Peoria avenues, boosted their median price by 10.2 percent to $164,182.
Homes south of Northern and east of 67th Avenue are in ZIP code 85301. Those homes had a median price of $115,000, up 21.7 percent.
Homes between 67th and 83rd avenues, in ZIP code 85303, saw their median price climb 20.4 percent to $161,375.
One of western Glendale’s ZIP codes saw a modest improvement in prices.
The homes in ZIP code 85305, from 83rd to 99th avenues, had a median price of $193,500, a decline of 15.9 percent.
Some of the Glendale homes in ZIP code 85307 can be found between 99th and 110th avenues. Others are located beyond the city landfill and the Agua Fria River, between El Mirage and Litchfield roads.
Those homes had a median price of $156,450, a figure that grew 11.8 percent.
